Only helps his clients when he his both the buyers and sellers agent! If you are interested in one of his listings and you come with your own agent, GOODLUCK!! I tested him by having a friend use him and offer a substantially lower amount than my offer! He disregarded my offer and said I was outbid and told my friend his offer was accepted! Of course yielding him 6% instead of splitting it. DONT TRUST HIM!!! I hope he gets caught!
