Freddie Peavy may be the most incompetent, dishonest, unprofessional Realtor in the Houston area. I know this is a bold statement, so please listen to what I have to say.
The property in questions was being sold "as is" and Freddie was "representing" the seller. Because the home had been on the market for 300+ days, and we were well financed, we considered this an open/shut deal and told Freddie that he could represent us as well. Because the property was is serious disrepair, we were going to get an FHA 203K loan. I did ALL the homework for this, spending hundreds of dollars, and weeks consulting with contractors, appraisers, consultants, and was ultimately approved by the bank. Freddie didn't have to lift his little finger, and he still messed this up. He verbally told me an acceptable offer price, which once closing costs assistance was included, we were off by a measly 2%. I take off work, and arrange to meet him at his office to sign the offer contact, and he DOESN’T KNOW HOW TO DO IT. I am shocked, but patient and tell him that we can do it tomorrow. That night, I go online, do some research, and find all the documents and addendums that I will need to make an acceptable bank approved offer. I THEN FILL OUT EVERYTING MYSELF and wait for Freddie to call me and arrange a time for me to DROP OFF MY CONTRACTS (he doesn’t have to do anything but call). He doesn’t call. That evening I call him and arrange a time for THE NEXT DAY to drop off the contracts. I take off work again and go to his office, where HE IS NOT THERE. I wait for thirty minutes, and then leave. I call Freddie, he doesn’t answer, so I kindly leave a message explaining that he did not show for our meeting and that we have lost three days because of him. I explain that things are not working out, and my wife and I will be getting another realtor to represent us. When I meet with the new professional realtor, I drop off my pre-done contract, and leave. It is standard that offers require a response in 36 hours. We did not hear anything for over 72 hours. My realtor has to track down the neighbor of the seller so he can get his number and let him know that there is an offer. FINALLY, we hear back from Freddie, and RANDOMLY the price that he earlier said would be acceptable JUMPS 9%! My wife and I are in shock, as our offer was MORE THAN GENEROUS – and bank approved. Freddie knew this, so we rejected his absurdly random and insulting counter offer. Not only this, Freddie VERBALLY tells our realtor that the offer must be 9% higher, the counter is not written on a contract. Freddie than rejects our re-instated offer over the phone without even consulting the seller first. Our realtor than has to explain to Freddie that it is his responsibility to talk with the seller about this offer. After hearing nothing for hours, our realtor calls the seller directly and explains that there is an offer. The seller acts surprised, as he didn’t know that there was an offer to begin with. He tells our realtor that he is eager to make a deal. Ultimately, Freddie calls again and rejects our offer… So after all this work on our end, the deal is dead. We believe that the seller was never made aware of what was going on, and Freddie – the man who can’t fill out a simple buyers contract – was not informing him on anything and simply rejecting our offer. An offer he earlier said was acceptable. My wife, myself, and our realtor have never seen anything like this in our lives. Freddie Peavy is a textbook example of a shady real estate agent. He misleads, he lies, and he fails miserably in duty to represent his clients.
